Town of Lexford Rules

By purchasing a plot in Lexford, you agree to abide by the following rules.

Section A: General Plot Rules

These rules apply to all plots within Lexford.

1) Refund Policy: A refund will NOT be given if you are evicted for breaking any of the town rules. However, plot owners evicted for town development or other reasons unrelated to the breaking of a rule will receive at least a full refund of the initial plot price. Additionally, if you choose to sell your plot back to the town via /as sell, you will receive an automatic 90% refund.

2) Discretionary Evictions: The town’s mayor reserves the right to evict any plot owner for any reason. However, each discretionary eviction must be approved via a majority vote by the town’s council, unless it is for agreed town development.

3) Inactivity: Any player inactive for 30 days or longer will be evicted with no notice.

4) Server Bans: Any player banned permanently or for 30 days or longer will be evicted after 3 days of being banned.

5) Liability: The plot owner will be held liable for any rule violations, even if the violation is caused by someone who the plot owner has added to the plot.

6) Structure Vaulting Policy: In general, structures are vaulted following eviction. However, if the Mayor deems a structure to be historically or aesthetically significant to the town, he may choose to not have it vaulted. All personal belongings such as chests will be vaulted regardless.

7) Eviction Notices: Unless evicted for Inactivity (Section 1, Rule 3), plot owners will be given at least 3 days notice before eviction occurs. In most cases, plot owners will be given longer than this to make adjustments to comply with the rules. If the required adjustments are made, the eviction notice will be lifted.

8) Eyesores: The Mayor reserves the right to evict any plot containing a structure deemed as an eyesore.



Section B: Commercial Plot Rules

These rules apply to any commercial plot located in Lexford (plot names usually beginning with LF- or Mainstreet-)

1) Height Limit: No structure may exceed 25 blocks above ground level without prior approval from the Mayor.

2) Business Activity: All commercial plots must contain an active business and/or provide some sort of commerce. The Mayor reserves the right to deem a business inactive and apply eviction notices to the business’ plot(s).

3) Apartment Buildings: Apartment buildings must be approved by the Mayor before apartments may be regioned on the interior.

4) Merging: You may not merge more than 2 commercial plots without approval from the mayor.

5) Pre-Built Structures: If your plot contains a structure built by the town government or by a constructor hired by the town, you may not demolish it or make drastic exterior edits without the Mayor’s approval. If you are unsure whether or not your structure is pre-built, contact the Mayor and ask.



Section C: Agricultural Plot Rules

These rules apply to any agricultural plot in Lexford, located in the town’s southern farming district.

1) Purpose: Agricultural plots may be used for any appropriate farming purpose.

2) Chest Shops: Chest shops are not allowed on agricultural plots.

3) Machinery: Semi-automatic farms or any other redstone-powered equipment must be located underground, beneath the surface of the farm.

4) Merging: You may not merge agricultural plots.



Section D: Residential Plot Rules

These rules apply to residential plots located in the town’s northern housing development, Lexford Valley.

1) Height Limit: Structures may not be taller than 15 blocks unless you have the Mayor’s approval.

2) Active Residency: If you are not actively a resident of Lexford, you may be evicted at the discretion of the Mayor. A resident is often deemed inactive if they seldom visit the town, do not actually use their home, etc.
