Protect the interests and rights of tenants and landlords.


The Parliament of Stratham enacts:

Section 1. Short Title

(1) This Act is The Tenants and Landlords Rights Act

Section 2. Commencement

(1) All provisions shall come into effect upon signage of the bill.

(2) Citizens will have 1 week (7 days) to rectify any breaches of this act, once it has been signed.

Section 3. Reasoning

(1) To ensure the interests and rights of tenants and landlords are protected.

Section 4. Apartment standards


(1) Rental apartments should be equipped or furnished with the following:
(a) One (1) bed.
(b) One (1) appliance for cooking.
(c) Fifty-four (54) slots of storage [i.e. two (2) barrels or one (1) double chest.]
(d) One (1) crafting table.

(2) Tenants must have access to their apartment within 75 blocks of an elevator or stairway leading to the building's main entrance. The primary entrance to the apartment must remain easily accessible and unblocked.

Section 5. Responsibilities of the landlord

(1) A landlord is defined as a person or persons who own and manage any property containing rent regions.

(2) To enforce rules in a court of law, a landlord must have them posted in a public area visible to all tenants. All posted rules should follow these guidelines:
(a) Signage must be easily visible and understood.
(b) Landlords must give a 7-day grace period before enforcing new rules.
(c) Rules may not infringe on rights afforded by the constitution or any other legislation, nor may they be without clear purpose [e.g. all tenants must wear pink on Wednesdays.]

Section 5. Responsibilities of the tenant
(1) A tenant is defined as a person or persons who rents a region or the legal primary resident of that rented region.

(2) Tenants must follow rules posted by the landlord as long as they adhere to Section 5. Subsection 2 of this act.

(3) Tenants are not allowed to have any of the following in their apartment:
(a) Any farm for commercial gain.
(b) Any type of running liquid.
(c) Nether portals.
(d) Chest Shops.
(e) Any brewing equipment, including but not limited to brewing barrels and cauldrons, used for commercial gain.

(4) Tenants may have domesticated animals such as dogs, cats, and parrots unless specified otherwise following Section 5. Subsection 2 of this act.
Section 7. Enforcement and Penalties
(1) It is the duty of Property Inspectors to enforce the provisions of this act.

(2) Landlords will receive a 14-day notice to rectify violations of this act before facing punishments.

(3) Violation of Apartment Standards
(a) 1st Offense: 100kr fine.
(b) 2nd Offense: 150kr fine.
(c) 3rd Offense: 300kr fine.

(4) Stealing or removing Apartment Accommodations such as the ones defined in Section 4 of this act shall be punished following a class 2 misdemeanor.
(a) The landlord may sue for the value of the accommodations back.

(5) Violation of rules set by the landlord may be enforced by the landlord through a court of law. The rules board may contain reasonable fees for violating rules.
