Overview​

Greetings! Welcome to Northvale Industries apartment complex. In order to proceed with your registration for our apartment rental lease, you will need to read the full length of this forum. Please keep in mind that this policy, regardless of it being read or not, can and will be used in the court of law. Beginning on the first date of your paid rental, your lease will be active and must follow suit with an insurance policy within 3 days of renting a property. Should you fail to sign for an insurance policy within the 3 day period, you will be evicted from the property and refunded a partial amount of 90% for the paid rental.

General Lease Agreement​

The general lease agreement applies to any rental property within Northvale Industries. This section will include general policy guidelines and terms you must follow during the duration of your rental agreement. A breach of any terms within this forum will include strikes, and legal action if deemed necessary.

• The individual renting a property at Northvale Industries can be evicted for any reason(s) necessary, such as breach of the lease agreement.
• By renting a property, you automatically agree to our lease terms and can be held accountable in the court of law.
• If evicted, you must request a vault or collect your items within 7 days.
  • If items are still left on the property after the 7 day period, Northvale Industries is authorized to seize all assets on the property.
• You are only permitted the amount of 2 pets on the property, which must be vacated during eviction or when moving out.
  • Surpassing the maximum amount will result in fines as scaled below. Fines will increase by 5% each month the additional animals are still present on the property.
    • per cat: 5kr/m
    • per dog: 5kr/m
    • per misc: 15kr/m
• Should you find that you've incurred financial or property damage for incorrect action taken upon you, Northvale Industries can be held liable in the court of law.

Furnished Apartment Terms​

If you are renting an apartment space that is fully furnished before you have moved-in (Units 101, 102, 103, 104), the terms below must be followed. A breach of these terms will result in fines and possible legal action if deemed necessary.

• All items present at move-in must be present when moving out.
  • Any missing items will accrue as fines for the total amount of damages.
  • If you fail to pay the fine within a 7 day period, you will be taken to court and sued for an additional 5% of the damages plus legal fees.
• Tampering with any property inside the apartment is permitted during your stay, but must be fixed before you have moved out.
• If you leave anything inside of the apartment after moving out on your own accord, it will be stored in our warehouse for a total of 7 days before being seized by Northvale Industries.
• Should you find that you've incurred financial or property damage for incorrect action taken upon you, Northvale Industries can be held liable in the court of law.

Unfurnished Apartment Terms​

If you are renting an apartment space that is empty before you have moved-in (Units 105, 106, 107, 108), the terms below must be followed. A breach of these terms will result in fines and possible legal action if deemed necessary.

• All items/property present at move-in must be present when moving out.
  • Any missing items/property will accrue as fines for the total amount of damages.
  • If you fail to pay the fine within a 7 day period, you will be taken to court and sued for an additional 5% of the damages plus legal fees.
• Tampering with any property inside the apartment is permitted during your stay, but must be fixed before you have moved out.

Insurance Terms​

Upon renting an apartment, you are required to obtain insurance according to the apartment space rented. Furnished apartment spaces must have both Renter's and General Insurance. Unfurnished apartment spaces are only required to have general insurance. Should you fail to sign for an insurance policy within 3 days of renting an apartment space, you will be evicted from your unit and refunded a partial amount of 90% for the rental payment.
